Advice for buyers of private property
We publish information relating to private property sales, rentals and holiday lets (by individual owners) on their behalf.
We offer the private seller a low cost fixed fee means of advertising their property directly to buyers, by use of an interactive web site here and through publishing arrangements we have with various international parners (see our Sellers Section for more information). We may also supply a for sale sign for display at the property (displaying the vendors contact details), but we do nothing more.
Because of the nature and low price of our service, we have no means to verify independently the information, status or condition of the property advertised. The information provided thus represents only basic facts about the property which would be obvious and common sense to any ordinary visitor.
We do not advise on valuation or price or terms of sale and we don't enter into any negotiations of any kind between buyer and seller. These are all matters for the private seller and buyer and /or their respective legal representatives.
PROPERTY DETAILS
The information given regarding any particular property for sale by owner, is intended to help you decide whether you wish to view this property and avoid wasting your time in viewing unsuitable properties.
Whilst we take every possible step to guard against errors in publication where we can, we rely on what the seller advises us about their property, which should therefore be considered by you as a general guide only.
Please note that we have NOT visited the property nor taken any photographs published here on our web site or within our marketing network on portal web sites and printed media. We moderate listings as far as possible for obvious errors, spelling, presentation etc., but otherwise information displayed is that provided by the vendor about their property and further enquiry if necessary about any detail of importance should be addressed directly to the vendor /advertiser.
An essential feature of our website is that sellers can place basic property details directly onto our database for immediate (automatic) viewing by visitors. Thereafter, sellers can, at any time of day or night, edit or change the price and description shown, again without any direct involvement by us.
The details contained within the owner's description advertised are as such provided entirely by the seller /advertiser, but do not constitute full particulars.
OUR ADVICE
Any measurements mentioned or references to any appliances, whether included in the sale or not, should therefore be carefully checked directly with the vendor /owner of the property.
We have not carried out any kind of survey of the property to look for structural defects and would advise any homebuyer to obtain a surveyor's report before exchanging contracts.
We have not checked that any appliances or equipment in the property (such as central heating, wiring, plumbing) are in working order and would advise homebuyers to check this independently and if necessary commission their own service reports from suitably qualified contractors.
You should instruct a solicitor to investigate all legal matters relating to the property (e.g. title, tenure, planning permission etc) as these are specialist matters in which we, as publishers, are not qualified.
Your solicitor will also agree with the seller what items (e.g. carpets, curtains, fixtures & fittings, sheds etc) will or will not be included in the sale.
In short, you should verify for yourself all information before acting on it, in particular the current asking price, sizes of rooms, ownership, freehold, extent of refurbishments and any matters of specific importance to you.
